If you are new to the online Development & Business Services (DBS) Portal, go to the portal and take a look around at https://dbs.lynnwoodwa.gov !

Where do I go to access the Online Development & Business Services Portal?

You may access the online portal by going to http://dbs.lynnwoodwa.gov . You will need to register for an account and log into your account in order to purchase permits or request inspections.

How do I register for an account?

When you register for an account, it is best to use a shared company email address so your company may have multiple users accessing the same information online in regard to permits. If your company has an email account attached to a permit within our system, permits will automatically link to your account! Please contact us if you have any questions or concerns regarding this process.

Anyone can register for an account and view information online. Only users that are listed as a direct contact to a permit will be able to access certain levels of data online.

 When you first register for your account, the system will send you an email which will require you to click the link labeled "confirm" in order to complete your registration, so please make sure your email account is open and available at time of registration!

What is a Street Number vs Street Name on the registration?

The "Street Number" refers to the building number (IE: 1234 ABC Street SE, the Street Number is "1234").
The "Street Name" would be the remainder of the street address (IE: ABC Street SE)

What is the best way to search for information in the portal?

Generally speaking, the easiest way to view information regarding permits or inspections is by looking up the permit number. This number will be given to you at the time of your submittal and referenced at the time of inspection. By looking up the permit number, you are able to view the permit information, including the permit status, inspection status and inspection history. You will also be able to view comments and corrections made by the inspector on your inspection record.

Click the "Search" icon on the top menu bar. It should pop up a screen that says "Search All".

You can enter in your permit number and then filter it out by "Permits" on the filter menu to the left.

Alternatively, you can change "Search All" to "Search Permits" and it will allow you to search any permit information.

Tip: If your permit number is ELER-001234-2018, you can just enter 001234 in the permit number field and it will find your permit!

Tip: Less info is better! If you have the permit number, you won't need any other information to find what you are looking for. If you're off by one character, it may not yield the results you are looking for.

How do I request an inspection through the portal?

We've created a quick video tutorial showing you How to Request an Inspection Online!

First step is to make sure you have a registered user account and are logged in.

Next, search for the permit you wish to request an inspection for. (see question above, "what is the best way to search the portal?"). If the permit is linked to your account and appears on your dashboard, you can also just click on the "My Projects" tab on the menu bar and then click "Request Inspection". This will allow you to request any inspection on any of your existing permits.

Once you've located the permit and opened it up to view the details, navigate to the "Inspections" tab.

Select the desired inspection you wish to request and click "Submit".

Pick the date you wish to request and leave a comment for the inspector with a contact name and phone number, gate code, requested time if desired, and/or any other important information that the inspector should know prior to going on site.

 For FIRE INSPECTIONS, please indicate what time you are requesting so the Fire Marshal's Office can confirm with your contact listed in the comments!

Can I request a weekend or overtime inspection online?

You may request a weekend inspection, HOWEVER you  MUST fill out an Overtime Inspection Request Form and pay for your inspection in advance. You may email the Overtime Inspection Request Form to permits@lynnwoodwa.gov. An invoice will be generated and emailed to the billing contact listed on the permit application, or you may phone in for payment. An inspector will not be able to honor your request until your payment has been confirmed.

Weekend requests must be requested online and an Overtime Inspection Request Form sent to the permitting staff no later than end of day Wednesday prior to the weekend you are requesting to work. Please coordinate with your team and inspectors to make sure the time and date you are requesting is available prior to sending staff on site.

Overtime Inspections (inspections performed outside of regular business hours) are recommended to be requested no later than two days in advance. Payment for overtime inspections is required prior to the OT inspection and can be made over the phone by calling (425) 670-5400 Monday thru Friday between 8 am and 3 pm or online 24/7 after an invoice has been generated.

What if I don't have an email address?

If you do not have an email address, you will have to contact the main office for assistance (425) 670-5400. It is highly recommended you set up an account so you may have access to all of the benefits of online inspection requests and future permitting. To accomplish this, try using a work email address or setup a quick, free email address with any email provider.

How do I purchase a permit online?

  1. First thing's first, you'll need to register for an account and make sure you are logged into the portal!
  2. Once logged it, select "Apply Online". Select the permit you wish to apply for.
    Tip: if you don't see the permit you want right away, click ">All" to view all of the available options. There will be an "Apply" button next to each permit type. If you still don't see what you're looking for, it may not be available for online application. Feel free to chat with one of our permit techs on the bottom right corner for assistance! 
  3. Enter a description of the scope of work you are applying for and a valuation, if applicable.
  4. Add the jobsite location by clicking the blue box that reads "add location".
  5. Add your contacts by clicking the blue boxes. Required contacts will say "required" on them.
    You will be required to have an applicant (your user account defaults to applicant), Owner, Contractor OR owner as contractor (each one will need to be added, even if the applicant is the contractor or owner.

    Tip: If you're looking to add an individual, try searching for them using their email address.
    If you don't see your contractor in the system, they will likely need to contact our office to obtain a City of Lynnwood Business License.
    If you select the star symbol next to a contact you search for regularly, you will be able to find them easily in your "Favorites" section.
  6. After you've added your contacts, click the "Next" button
    Please fill out all of the information fields on the next page, if any, and click "I Agree" after you've read the acknowledgement statements
  7. Click "Submit"
  8. Once you've submitted your permit, you should have an option to "Pay Now". After paying for your permit, the system will email you a receipt and a separate email with a copy of your permit attached.

 Which permits are available for online purchase?

Currently, only permits that do not require plan review are available online, and we are working to add more to our current list!

As of right now, applicants may purchase the following:

  • Electrical (Commercial) Low Voltage: 50 Volts or Less
    Low Voltage Systems: CCTV, Security, Cable, Internet, Etc.
     
    Stand-alone Temporary Power Permit
     
    Rewire, Replace, Make Safe
     
    Altered or added circuits, modifications, additions, retrofits (less than 60% & no added load)
     
    Low Voltage Systems: CCTV, Security, Cable, Internet, Etc.
     
    Stand-alone Temporary Power Permit
     
    New service / panels, service to accessory buildings, and temp power
     
     
    Gas furnace, water heater, or gas equipment new installation
     
    New installation of mechanical appliances, water heaters, furnaces, etc.
     
    Alteration or replacement of mechanical appliances, gas water heaters, furnaces, etc.
     
    Re-pipe or replacement of like to like fixtures
     
    New construction piping & appliances, new electric water heater installations
     
    Alteration or replacement of plumbing systems & appliances, electric water heaters, etc.
     
    Re-pipe or replacement of like to like fixtures
     
    Replacement of roof sheathing
