Proposal: The Lynn Apartments Variance (VAR-24-0003).

Project Description: On September 12, 2024, Nicole Larsen of Insight Engineering, on Behalf of Amifali and Rubina Virani, submitted an application for a proposed 12-unit apartment building. The proposed construction includes one 12,632 square foot building with four studio apartments and eight one-bedroom apartments. The project requires approval of a Variance by the Lynnwood Hearing Examiner to two Lynnwood Municipal Code (LMC) sections. The first is LMC section 21.57.400, the requirement for a Minimum Lot Size of 0.5 acres and the second is LMC section 21.57.400(B)(4)(b), the requirement to have retail, office, or similar active, nonresidential functions on the ground floor.

Location: 6625 204th St. SW Lynnwood, WA 98036 (Parcel # 00515400001009).

Required Permits: This project requires the approval of both variance components by the City Hearing Examiner, and then will require approval of a Project Design Review Permit and all related construction permits.
